APARTMENT PROPERTY LEASING CONSULTANT
The Leasing Consultant is responsible for the leasing of apartments to potential residents and retention of current residents at a luxury 370 unit apartment community. This position provides excellent customer service to ensure a positive resident experience while achieving the financial goals of the community.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
Interviews prospective residents and records information to ascertain needs and qualifications.
Inputs, maintains and updates computer tenant files.
Accompanies prospects to model apartments and discusses size and layout of rooms, available facilities, such as swimming pool and saunas, location of shopping centers, services available, and terms of lease.
Qualifies prospective residents, verifying applications, lease documents and related paperwork.
Completes lease form or agreement and collects rental deposit.
Reviews apartment/property procedures and rules with new residents.
Promotes positive, proactive resident relations, working to make the living experience a positive one.
Records accurate data on prospective and new residents as required for marketing purposes.
Inspects condition of premises periodically and arranges for necessary maintenance.
Compiles listings of available rental property.
Drives via golf cart, prospective new residents to vacant apartments and tour of property.
Composes newspaper advertisements.
Follows all safety and hazardous material guidelines as outlined in the safety manual.
On a daily basis, check marketing area, models, pool area and furniture, laundries and other areas for cleanliness, orderliness and professional appearance. Empty trash, clean areas as needed, pick up out of place items, and straighten up for presentation to potential tenants.
Daily, review vacant units and empty units that have been rented prior to move-in for cleanliness and orderliness. Straighten up as needed.
On a weekly basis, provide completed status reports, occupancy reports, and accounting reports.
On a monthly basis, provide completed marketing surveys, SODA's and move-out reports, and process next month's rent software program using Autobill or existing program.
