The employee will be assigned approximately 10-25 files a day.  We would like the employee to complete each file in 15 min or less.  There would be approximately 250-350 files a month to complete and the employee will be paid on a per file basis. The employee would be taxed as an independent contractor and would receive a 1099 form at the end of the year.  The position would require the employee to arrive at our office at 8am Tuesday - Friday and work until 1pm (maybe later if all files have not been completed).  Saturdays would require the same hours and deadlines but the employee would be able to work from their home. The company's deadline to have all files completed each day will be 1pm.  Training will be Monday - Friday for 1 week and the employee will start receiving the $5.00 per file immediately.  We will be evaluating the employees performance until the end of the year and if the end of year review is good then starting January 1st, 2010 each file will then pay $6.00. Job Description:<br>
1. Lease Apartments.  Strong sales and presentation skills. Knowledge of Fair Housing Laws. Screen applicants. Prepare lease documents and conduct move in walk thru with new resident.<br>
2. Collect Rents. Prepare and make bank deposits. Send owner collection reports. Post legal notices for deliquents or other non-compliant issues. <br>
3. Develop and implement resident retention program. Generate lease renewals. Maintain high occupancy. <br>
4. Complete move out inspections and prepare Security Deposit Statements.<br>
5. Schedule vendors and coordinate apartment turns with maintenance staff. Inspect and approve vendor work.  Review and approve invoices for payment. <br>
6. Clean office, restrooms and laundry rooms 3 times a week or more frequently as needed. <br>
<br>
Job Requirements<br>
1. Current Arizona apartment management experience with verifiable references.<br>
2. Stable work history.<br>
3. Submit to background check and credit check with satisfactory results.<br>
4. Must be willing to live onsite. <br>
5. Able to follow instructions. Able to work 40-45 hours per week as needed.<br>
