Are you a retired service member looking for a new mission? I’m looking for a dedicated, reliable, and trustworthy individual to become the face of our three residential properties. If you have a strong work ethic, a knack for simple maintenance, let’s chat. I’m looking for someone to keep our 3 small properties secure, clean, and functioning at the highest standard. This is a part time position that varies in hours, but plan for 12 to 15 hours per week.
Specifically, this position is responsible for the daily upkeep of 3 small apartment buildings in Central Phoenix totaling 13 Units (4 Unit, 4 Unit & 5 Unit Building). The two 4 Unit Buildings are next door to each other, however, the position will have you living onsite at the 5 Unit building a few miles away. You will have free on-site residency in a 1+1 unit with the option for a 2+1 unit.
You will be required to have a weekly Facetime or ZOOM call with me at the properties, so I can see how they look and to discuss any issues.
What You WON’T Be Responsible For - I already have a Property Manager that will take care of 95% of the Daily Functions of these properties. You will NOT need to deal with Leases, Collecting Rents, Evictions, Advertising, Credit Checks, Tenant Screenings or showing vacant units when they come up for rent.
5 Unit Building: This low-rise one-story property has two 2+1 Units and three 1+1 Units. It is secured with a wrought iron fence, gates and good lighting. There is parking at the street and in rear.
From time to time, we’ve had tenants who have let friends live in their units or camp out on the rear patios. In the past, they have left the security gates open for neighbors that just walk into the courtyard and stay for hours. Additionally, some tenants would let their friends hop over their rear fence on the patio and break into the adjoining unit that was vacant and stay there for days as a squatter.
What You WILL Be Responsible For at this 5 Unit Property:
*You will be responsible for getting to know the Tenants as the “Onsite Manager” and will have a small sign next to your Unit indicating that.
*Letting the Tenants know that you will oversee “who comes and goes” at the property.
*Making sure who is on the Lease, is the person living in the unit. Tenants can have guests, but they can not be living there.
*You will make sure NO ONE is loitering in front of the property, in the Courtyard within the gates or at the rear parking lot.
*You will handle basic simple tasks like making sure there is no trash in the front of the property to the sidewalk, within the Courtyard and the rear parking area.
*Making sure the front and rear Gates are always closed and locked.
*Making sure there is no graffiti on the front pony wall on the side walk or at the rear of the building’s wall. If it happens, I will have it painted over.
*Light Maintenance – If a Tenant is in need of a small item for repairs, I would hope you can remedy. If your handy fixing small items it’s a plus.
*Occasionally, prospective Tenants will come to the property to see a vacant unit for rent. You will not need to show the property. Prospective Tenants will let themselves into the Courtyard with the combination code. To enter the unit that’s advertised, the prospective Tenant will be given a daily code to open the lock box, retrieve the key and open the unit without the need to have someone show it to them. However, if you are at the property, you can also answer any questions they may have if needed.
Both 4 Unit Buildings: These two low-rise one-story buildings are next door to each other. We have not had any issues of break ins or squatters at these properties. While your main focus will be at the 5 Unit property you will be living at, during the week you’ll visit these two properties on a schedule maybe Monday, Wednesday, Friday or Saturday. This would be to walk the properties, chat with Tenants if needed and tidy up or remove any trash around or between the properties. By visiting the properties 3 or 4 times a week, you will make your presence known to the Tenants. Time spent during each visit will be about an hour.
Additionally, you will notify me if any trash or large furniture is dumped next door as it’s an open field. I will then have it removed.
What You WILL Be Responsible For at both of these 4 Unit Properties:
*You will be visiting these two properties 3 to 4 times a week on a schedule, the Tenants will expect to see you as the Onsite Manager.
*Since you will not be living there, it will limit some of the items I’ve detailed for the 5 Unit Property above. However, you will still need to get to know the Tenants and make sure “who comes and goes” at the properties, You’ll make sure NO ONE is loitering in front or around the property during your weekly visits. And will let me know if there are any issues.
*However, you still will be able to handle basic simple tasks like making sure there is no trash in the front of the property to the sidewalk, between the two properties and in the front parking at the street area during your weekly visits.
Qualifications:
Retired Military or Veteran (strongly preferred) or property management experience of 1 to 3 years.
Proven leadership experience (NCO/Officer experience is a plus).
Good communication skills between yourself and residents.
Ability to live on-site in Central Phoenix is a must.
Experienced with general maintenance.
Bilingual a Plus if you speak Spanish.
Must have reliable transportation.
