I am looking for a private lender for a triplex that was built before a town was incorporated and it is zoned for single family. There is no debt on it and it makes $3000/mo in rent. I tried traditional financing but the appraisal wouldn't allow for it with the mismatch in zoning.
I am open to trying traditional again if you think you can do it but I don't want to pay the appraisal just to check.
I purchased for 300k, looking for 150-225k loan 3-10 years 8-10%
