In plain English, here is what’s what on the space:
- Upgraded and oversized AC unit to keep you cool while you blow-dry in the summer.
- approximately 300 SF. Two rooms. The back room is set up with two workstations/sink/etc, and most of the other salons use the front room as a waiting area.
- circulation fans to make sure the AC does it’s job.
- your own washer/dryer in the suite (brand new Miele units, be nice to them please)
- new shampoo bowl installed/plumbed in, works great
- two work stations with dedicated, high-power outlets and Minerva brand chairs
- fast wifi on an Eero system
- tons of solar power on the building to help with energy costs.
- all bills included, even Wifi. Yes, you read that right.
- one (1) assigned covered parking space per suite
- two common area restrooms, cleaned 2x per week and stocked
- a very chill and productive community vibe
- a longtime professional owner who actively manages and maintains the property.
- a covered and shaded courtyard with an aggressive amount of plants
- a large glass window for your signage at the front of the suite
- freshly painted white walls
What’s required of you as a part of the building:
- bring your chill professional vibes and clients
- The entirety of the property is no smoking/vaping. I enforce this with unbridled enthusiasm.
- decorations and trade tools are your responsibility
- maintain your space and keep it clean, especially the AC filters
- insurance is not optional
- parking is enforced with the snarkiest and most flagrant stickers I could find on the internet. That includes your clients.
- be a good human and good neighbor to the rest of the community, including maintenance staff/vendors
- rent is due on the 1st and late on the 5th, no exceptions.
- courtesy, respect and decency are not optional
- decent credentials/credit, but I am also a human and can work with most people who are willing to be honest.
- Almost everyone here has been at the building a long time. I hope you will do the same!
Other Details to Note:
- Lease lengths of 12-48 months.
- Rate is $1850 per month and locked for a year.
- Typical increase is around $55-$85 annually. I cannot control tax or insurance rates unfortunately.
- If you need to split a suite (totally ok), its an additional $50 per month for the extra admin costs
- no subletting/chair rent. At all. Anyone who works in the suite is on the lease.
Showings can happen anytime between 7am and 4pm. Outside of those hours is "highly probable but not guaranteed"
