AZ Apartment Contractor Wanted: HVAC Roof Plumbing Electrical, Rehab (Phoenix)

I’m a real estate investor looking to build a go-to contractor relationship in Phoenix and Tucson for apartment acquisitions (30+ units).
What I need help with is property walks / due diligence:
-Identify CapEx (capital expenditures) and deferred maintenance
-Evaluate or flag issues with HVAC, roofing, plumbing/sewer, electrical
-Spot renovation scope: interiors/exteriors, common areas, safety/code concerns
-Rough repair cost ranges and “must-fix vs. nice-to-have” priorities
-Be available for occasional site walks and quick follow-up questions
IMPORTANT:
This is not a salaried or hourly paid position for the walk-throughs.
But if we purchase the building, the contractor who helped inspect will be working with us for the full rehab/repair contract (scope can be significant).
Ideal fit:
-Licensed & insured contractor (GC preferred)
-Experienced with multifamily apartments
-Reliable communication, professional, able to estimate quickly and realistically
-Based in Phoenix or Tucson (or can travel locally)
